Cleaning Services
Grout and Tile Cleaning
Tiles usually look tired because of the grout, not the tile. Grout lines are porous, they sit slightly below the surface, and a general clean passes straight over them — so they need to be worked directly.
Overview
What this service involves
Grout and tile cleaning is detail work. The grout lines are cleaned directly with the right product for the surface, the residue is lifted rather than pushed around, and the tiled area is finished so the difference is visible across the whole floor rather than in patches.
It is most often booked as a one-off on a bathroom, kitchen or tiled floor that routine cleaning can no longer improve, before a property goes to market or to inspection, or as a periodic detail pass built into an ongoing cleaning schedule.

Arrangements
One-off or ongoing
How the work is usually arranged. Nothing here is a fixed package — the scope is written around the property.
- One-off detail clean on a bathroom, kitchen or tiled area
- Whole-property tile and grout clean before sale or lease
- Periodic detail pass within an ongoing cleaning schedule
- Included in an end-of-lease or deep clean
What to know
How much improvement is achievable depends on the tile and grout themselves — their material, porosity, age, and whether the discolouration is surface buildup or staining that has penetrated the grout. Cracked, failed or missing grout needs regrouting rather than cleaning. We'll tell you honestly what the surface is likely to come back to before starting, and we don't promise complete stain removal.

Questions
Frequently asked questions
Will the grout come back to its original colour?
Sometimes, and sometimes not. Surface buildup lifts well. Staining that has soaked into porous or aged grout may only lighten, and failed grout needs replacing rather than cleaning. We'd rather tell you that before starting than surprise you afterwards.
Is it safe for my tiles?
Products and methods are chosen for the surface — natural stone, porcelain, ceramic and sealed surfaces are not treated the same way. If a surface is unsuitable for the method, we'll say so.
Can this be part of an end-of-lease clean?
Yes, and it often should be — wet areas and tiled floors are exactly where a final inspection looks hardest.
