Pressure Washing

Hard surfaces hold years of grime quietly, and the change when they're washed is the single most visible improvement you can make to a property's presentation from the street.

Overview

What this service involves

Pressure washing is matched to the surface before anything is turned on. Concrete, pavers, tile, natural stone, painted render and timber all behave differently under pressure, and the wrong setting on the wrong surface does damage that cleaning can't undo.

In practice this is presentation work: a driveway and path before a property goes to market, a commercial entry and surrounds that let the building down, a strata car park and bin area, or a courtyard that's gone green over a wet season.

Arrangements

One-off or ongoing

How the work is usually arranged. Nothing here is a fixed package — the scope is written around the property.

What to know

Method and pressure are chosen for the surface and its condition — some surfaces can't take high pressure without damage, and we'd rather use a gentler approach that works than a stronger one that marks the surface. Results depend on the material, its age and what caused the staining: oil, rust, paint and deeply penetrated organic staining may lighten rather than disappear, and we don't guarantee removal of all stains.

Questions

Frequently asked questions

Will it remove oil stains from my driveway?

Often it lightens them considerably, but concrete is porous and oil that has soaked in may not come out completely. We'll look at the surface and tell you what to expect before starting.

Can you pressure wash painted or rendered surfaces?

With care, and at a lower pressure — high pressure on painted render or soft timber can strip and mark it. Where a surface isn't suitable, we'll say so rather than risk the damage.

How often should hard surfaces be washed?

For most properties, every year or two keeps the presentation steady; shaded, damp or high-traffic areas go green or grimy faster and benefit from a scheduled wash.

Can you do a strata car park or common area?

Yes. Car parks, bin areas and common hard surfaces are regular strata work, and they can be scheduled periodically alongside common-area cleaning.
